Did you know that one of my specialties is Corporate Relocation? Yes, Here in Knoxville, I handle many relocation projects for large corporations who are bringing new hires into the area. Here are a few highlights of how I roll out the red carpet for you or your recruits:
1. Comprehensive phone interview - What are you looking for? Tell me about you/family. Hobbies / Special interests? What is an acceptable commute? Are school zones important? These are just a few of the important questions I ask on the front end to be sure that when you arrive, we make the best use of your limited time here in town. I don't want to show you homes that do not check the boxes on your list.
2. Area Tour - I'll take you on a ride around the area and show you the different parts of town and based on our initial phone conversation, I'll try to choose areas that would be the best fit.
3. If you live in another state ( which is most often the case ) I will send you listings to review and stay on top of the market and will be continuing to send you new listings as soon as they hit the market.
4. Love a house, but are too far away??? Let's face time !
I'll go to the home and we can do a virtual walk through. If you don't use face time, I can video and send to you. Even though you may be far away, you can be sure that you will not miss a beat.
5. Service after the sale - Getting settled into a new community can be overwhelming. I have lived here since 1987 and have a large rolodex full of names of the best service providers from painters & electricians, to doctors and ballet studios. You name it, I can probably help you with an introduction.
6. EXPERIENCE - I work with many large national and international relocation firms and have experience in completing the proper paperwork to get the job done right the first time.
Relocating Sellers
I have experience in listing and marketing homes for people moving out of the area for a new job. Most agents are not familiar with the paperwork involved with this transaction and it will be overwhelming if your agent isn't properly trained. I'd love an opportunity to interview with you and assist you in a speedy sale. I also am an accredited home staging professional and can guide sellers through getting their homes ready to go on the market.

A brokers event, one of my favorite parts of selling Real Estate!! With so many homes on the market and most only being seen via the internet, it's a refreshing change to actually walk through a home and take it all in first hand. This is also a great time for agents to visit with one another and talk about market trends.
The purpose of a broker/agent event is to expose the home to as many agents as possible.. I will usually extend an invitation to my business sphere of influence as well which includes service providers and local business leaders. The more the merrier.......
Food is always served and can be anything from a continental breakfast & coffee to a full sit down meal and everything in between. Visitors are urged to leave their business card for a drawing where goodies are given away in appreciation for their attendance.
Attendees tour the home, and share anonymous feedback ( for better or worse ) that can be shared with the property seller. This valuable information helps sellers get other professional opinions and make adjustments that may help procure a sale.

When you purchase a USED home, it is exactly that, a USED home. Not unlike a used car, it will most likely have normal wear & tear, scratches and dents. While this is considered normal, I feel it's worthy of a blog entry. Today alone I have encountered 2 buyers who have experienced issues post purchase...now what??? who is responsible???
As real estate agents, it is our job to put you in touch with inspectors of all types if you do not have connections yourself. We are experts when it comes to getting you a great deal in that perfect location for you, but we are not certified in HVAC, electrical, plumbing, etc.. Therefore it is paramount that buyers exercise due diligence and obtain all inspections prior to purchasing.
ALWAYS get your agent to ask the sellers to purchase a home warranty for you, and not the basic policy, but the mac daddy, full coverage policy because what is working fine today, may not be tomorrow.
What inspections can you do? Any that you want. Here are a few examples of the most common:
Septic
Roof
Foundation
Home
Electrical
HVAC
Termite
Well
Plumbing
As buyers, please understand that your agent is not clairvoyant and inspectors do not have x-ray vision. Inspections are visual and these guys cannot see inside of walls, Yes, today one was told he should have cut holes in the sheet rock throughout the house to check for termites... I know it sounds weird, but the craziest things can happen after the purchase and a good agent will do all they can to lend a hand and rally together some help. But who is at fault?? In many cases, no one..its just the roll of the dice.
There is no way that your agent can tell the future and predict future problems. All parties involved should exercise their best practices with regard to due diligence to avoid any surprises, but they can happen and when they do , it is what it is. No one set out to put the screws to you, it was just an unfortunate situation.
