Beating the odds in a tough market

Today's market is full of savvy buyers with a lot of resources at their fingertips. In order to capture these buyers, you've got to be a savvy seller. But how?

Let me ask you this - If you were planning to sell your car, what would you do? You would most likely give it a good wash, wax, vacuum, cleaning and maybe even a tune-up. Why wouldn't you put that same effort into selling your home?

Enter the "Home Stager" - Home staging is the process of getting your home ready for sale. Cleaning, de-cluttering, rearranging furniture & more.  All of this is done to accent & highlight the best features in your home. Most sellers have difficulty being objective and a third party is the best answer. 

Cost? - Home staging doesn't have  to be expensive. If you are feeling ambitious, you can get a consultation and a detailed report and tackle it yourself. This service usually runs $250-$400 depending upon the size of the home. A full scale staging can be from $500 - $20,000 again, depending on many factors such as scope of work and if outside services are needed such as painters and furniture rentals.  I try as often as I can to use or repurpose the items a seller already has in their home.  

Most often, a basic staging runs around $1500.00.
While this might seem like a sizeable investment, I promise you it is far less than your first price reduction.

Timing- Staging should ALWAYS take place BEFORE you list your home. You only have one opportunity to make that first impression!

Currently, I am the only Realtor in the Knoxville area who is also a certified home stager. I studied under Barb Schwarz who actually coined the phrase " Home Staging" and started the concept in the 80's
